Society for Community Organization (SoCO) proposed a conversion model by dividing factories into separated units, but it is impossible to reach profitability and will be pure charity that costs HKD 27 million.

 

However, merely anchoring the rent level at HKD 1835 that is the rent level proposed by SoCO as a non-profit making organisation, our hybrid capsule model with co-operative concept is able to reach NPV premium of HKD 12 million and break-even in 8 years, implying financial incentive for developer to participate in the conversion. Basically, our capsule model is able to make profits out of a non-profit making price, reaching a win-win situation for residents and developers.

Monthly Rent of a Capsule

The monthly rent of a capsule can be set according to the desired business plan and breakeven point. The business plan may be different for different investors like a non-profit making organisation or a real estate developer.

To determine the range of monthly rent of a capsule, a rental analysis was carried out based on possible choices that the a person can stay overnight in Shum Shui Po District, which is one of the area with most SDUs.
